Keep Your Deals Closed
Bring a financial coach to the table. Jon helps your buyers find a payment they can live with, stay steady under contract, and settle in after the keys. Your client's first call is free, and there is never a referral fee.
WHY AGENTS BRING IN A COACH
Pre-approval says they can borrow it. Coaching helps them live with it.
Your buyer's lender tells them the most they can borrow. Nobody sits down with them and works out what they can comfortably pay every month, with taxes, insurance, repairs and savings in the picture. That gap is where cold feet start.
Redfin notes that buyers often back out through the inspection contingency when the real worry is the payment. And new credit opened during escrow makes the lender recheck debt-to-income right before closing.
About half of an agent's business comes from repeat clients and referrals, according to NAR's 2026 Member Profile. A client who stays on solid ground after closing is a client who calls you again.

14%
of homes that went under contract in July 2026 fell through, the highest share since November 2023.

purchase loan denials in 2025 named debt-to-income as the main reason, more than any other. Credit history came second.

$120,800
of yearly income was needed to afford the median-priced home at the end of 2025. Just 32% of households earn that much.
๐ฌ What the research says, honestly
Studies of pre-purchase counseling link one-on-one help with lower debt and more savings, and some large studies found fewer serious delinquencies. The largest randomized trial, run for HUD, found no change in delinquency. These are studies of counseling programs, not NorthStar results, and we will never present them as ours.
WHAT JON COVERS WITH YOUR CLIENT
From the first showing to the first year in the house
Every topic is education about your client's own budget. Jon explains, your client decides, and the lender sets the loan.
Before the offer
- โ A monthly payment your client is comfortable with, not just the most the lender will approve
- โ Cash to close, plus a savings cushion that is still there after the keys
- โ Which debts and credit items to work on first, and which can wait
Under contract
- โ A plain plan for no new credit and no big purchases before closing
- โ A walkthrough of the Closing Disclosure, so nothing on it is a surprise
- โ A payment check-in when nerves show up in the middle of escrow
After closing
- โ A new budget built around the real house payment
- โ A home maintenance fund, so the first repair is not a crisis
- โ The date to watch for when private mortgage insurance can come off
For your sellers too
- โ A plan for the cash from the sale: the move, the next down payment, a cushion
- โ A budget that holds up while they carry two homes, if they have to
- โ Tax questions go to their CPA. Jon keeps the conversation on budgeting and savings
HOW THE INTRODUCTION WORKS
Three steps, and your client stays in control
- ๐ฒ
Step 1
You point your client to Jon
Share the booking link. Your client books a free call themselves, so you never pass along their contact details.
- โ
Step 2
Jon and your client talk numbers
A relaxed, no-pressure call about their budget, savings and a payment they can live with. Their numbers stay between them and Jon.
- ๐ฌ
Step 3
You stay in the loop, if they say so
With your client's OK, Jon sends you a one-line status: ready, working on it, or not yet. Never their income, debts or credit.

What we never do
Plain rules, so you can refer with zero second thoughts.
- ๐ซWe never pay or accept referral fees, from agents, lenders, title companies or anyone else.
- ๐ซWe never take loan applications, quote rates or tell your client which lender to use.
- ๐ซWe never give investment advice. Jon is a financial coach.
- ๐ซWe never contact your client unless they reach out first.
- ๐ซWe never tell a buyer to walk away. We help them see their numbers clearly, and the decision is theirs.
- ๐ซCoaching does not replace a homebuyer education course your client's loan may require. We help them use what they learn there.

Questions Agents Ask
Do you pay referral fees, or expect any from me?+
No, never, in either direction. We don't pay agents for introductions, and we don't accept anything from agents, lenders or title companies. Federal law (RESPA Section 8) prohibits paying for referrals of settlement business, and we keep it simple: you introduce a client because it helps them, and that is the whole arrangement.
Will you talk to my client's lender or change their pre-approval?+
We don't take loan applications, quote rates, negotiate terms or tell your client which lender to use. If your client asks, Jon can join a call to help them understand their conditions list. The lender sets the approval. Jon helps your client decide what payment they're comfortable with inside it.
Could you talk my buyer out of the deal?+
We never tell anyone to buy or walk away. Jon helps your client see their real monthly picture, with taxes, insurance, upkeep and savings included, so the decision they make feels solid.
How fast can you see my client?+
Your client can book a free call online and pick the first open time. If they're already under contract, Jon starts with the closing-stage checklist.
What does it cost my client?+
The first call is free. If your client wants ongoing help, they can choose the 12-Week Master Your Money program or 1-on-1 coaching on their own. You earn nothing from that choice and pay nothing for it.
What will I see about my client?+
Only what your client allows. If they say yes, you get a short status: ready, working on it, or not yet. You never see their income, debts or credit details. Those stay between your client and Jon.
Do you help sellers?+
Yes. Many sellers are also buyers. Jon helps them plan the cash from the sale for the move, the next down payment and a safety cushion. For tax questions they should talk to a CPA.
Is Jon a financial advisor or a financial planner?+
No. Jonathan Hahn is a financial coach. Coaching covers budgeting, debt, savings and understanding the home-buying process. It is not investment advice, financial planning or mortgage lending, and it does not replace a homebuyer education course your client's loan program may require.
Got a buyer who's nervous about the payment?
A clear number settles most nerves. Send them to a free call with Jon, or set up your own partner intro.
